The 30A area in Florida stretches along that state’s panhandle, connecting seaside towns from Panama City Beach to Destin. As one of the most scenic areas in the country, this stretch of highway welcomes those who enjoy beachfront living, yet do not want to constantly fight the crowds that often flock to them. As a result, 30A real estate is a good investment for a number of reasons.


The Scenic Drive


A drive along scenic Highway 30A can be a form of relaxation in itself. Since most of the 28-mile drive takes place directly along the coast, you’ll be surrounded by white sand beaches and clear turquoise waters for most of your travels. Along the way, you’ll encounter a number of quaint towns, each with its own unique personality and charm. The best part about this drive is the fact that there is relatively little development when compared to other resort towns along Florida’s east or west coast. Some of the 30A real estate you might notice along Highway 30A ranges from quiet beach cottages to elaborate Old Florida homes and everything in between.


Sense of Community


Another thing that’s characteristic of the 30A lifestyle is the sense of community that residents here have. Since each town along this stretch of highway is relatively small, everyone gets to know his or her neighbors well-even the ones that are only seasonal residents. A number of festivals expand on this idea, getting residents out to meet one another and share some good times together. Those who invest in 30A real estate will also find plenty of opportunities to give back to the community by taking part in the South Walton Turtle Watch or volunteering with a number of charitable organizations.


Outdoor Recreation


Those who are fortunate enough to own 30A real estate will find there are ample opportunities to enjoy outdoor recreation, especially water sports. Stand up paddleboarding, scuba diving, boating, swimming and deep-sea fishing are all popular activities here. In addition, a 19-mile stretch of bike path extends through part of the 30A area, and will take you past some coastal dune lakes that are a rarity in themselves.  Other activities to enjoy include horseback riding, hiking, jogging, canoeing, volleyball and tennis to name a few.


State Parks


A number of Florida state parks are also in close proximity to 30A real estate. Point Washington State Preserve contains more than 15,000 acres of land that hosts many hiking and biking trails. Deer Lake State Park is much smaller at just under 2,000 acres; however, that doesn’t mean it is short on scenery. This park contains a rare freshwater coastal dune lake, along with trails that take you directly to the gulf shores. Grayton Beach State Park also provides access to some coastal dune lakes, and boasts a nature trail that will allow you an up-close look at a salt marsh and coastal forest containing ancient magnolia and scrub oak trees.


Art, Music and Culture


In the past few years, a number of artists and musicians have decided to invest in 30A real estate in order to take advantage of the thriving opportunities there are to engage their talents here.  A number of outdoor concerts take place along this stretch of highway during the summer months, with genres ranging from jazz to rock. Art exhibits can be found in nearly every town along the route, and local artists can sometimes be spotted on the beaches here as well. Many of the towns’ libraries sponsor book clubs and signings. The Baytown Wharf Events Plaza will also host special events near Christmas time, including Baytown on Ice and 12 Nights of Lights.


30A real estate can be an excellent investment no matter which town along this route you choose to settle in. With its small town atmosphere and the most scenic beaches in the world, living in this part of Florida will make you feel as though you are on vacation no matter what time of year it is.
